▶ 차량 증가로 주차면수 부족 현상은 지속될 전망 ? 2006년 차량대수가 전년대비 3.2%증가하면서 증가세를 지속.그러나 아직 선진국에 비하여 인구대비 차량대수는 여전히 적어 승용차 수요는 향후에도 지속될 것으로 판단되며 이로 인한 주차면수 부족 현상 지속 ? 불법주차 단속 강화와 주차정책 개선으로 주차장 확보율은 상승하고 있으나 공급이 여전히 부족.특히 건물 이용자 전용으로 사용되는 건축물 부설주차장이 공급 증가를 주도해 주차장 확보율 상승이 주차환경 개선으로 이어지지 못하고 있는 상황 ? 공급 부족에도 불구하고 민영 노외주차장은 공영주차장의 증가,가격 부담에 따른 수요자 외면 등으로 공급이 크게 늘지 않음 ▶ 수익성은 하락 중이나, 사업자들의 규모에 따라 매출액 성장성은 차이가 존재 ? 2005년 19개업체들의 매출액 규모는 800억원 규모로 2001년 이후로 평균 매출액은 정체된 상황이나 매출액 규모가 큰 외감이상 업체들의 매출액 성장세는 높은 편 ? 다만 임차료 상승 및 신규 설비투자 등으로 수익성은 예외 없이 하락 중인 것으로 파악 ▶ 대부분 중소형 업체들로 진입장벽이 낮고 잠재적 시장 진입자들이 다수 존재 ? 국내 주차장 운영업은 민영사업자의 비중은 작은 편이며 기타 공영주차장 위탁위주의 법인주차 사업자,대기업 관련 건물관리법인 등에 의하여 시장이 형성 ? 위탁위주의 주차장 운영은 소수의 상위 업체가 주도하고 있으나,해외사업자 및 건물 위탁 관리를 하고 있는 대기업 관련사의 잠재적 진입 가능성이 높은 편으로 향후 시장 형성 여하에 따라 경쟁강도가 심화될 가능성 존재 ▶ 해외 시장의 경우 주차 단속 강화와 법 개정을 통하여 민영사업자의 참여를 독려 ? 미국 샌프란시스코시의 경우,주정차 단속을 엄격히 시행하면서 매년 유료주차구간을 확대하여 주차 수입이 증가.또한 대부분의 노외주차장이 무인주차시스템을 도입 ? 일본은 증가하는 차량으로 인하여 ‘차고지 증명제’를 일찍 도입하였으나,여전히 주차면수가 수요의 약 50%에도 수준에 못 미치는 수준.따라서 불법주차로 인한 교통 문제를 해결하기 위해 2006년 ‘도로교통법’을 개정.개정된 ‘도로교통법’은 주차단속의 민간사업자 위탁,불법 주차에 대한 책임 및 운전자 제재 조치를 강화하는 내용을 포함 ▶ 주차면수 부족으로 성장성은 긍정적, 다만 수익성 개선은 장기적으로 봐야할 듯 ? 지역 및 구역별로 차이가 존재하나 전국적으로도 주차장 확보율은 70%에 머물러 주차장 부족 현상이 지속될 듯 ? 지자체의 공영주차장 건설에 대한 비용 부담 및 노상주차장에 대한 점진적인 축소 등으로 노외 주차장 및 건축물 부설주차장의 효율적 활용 사례 증가 예상.또한 민영주차장 건설 촉진을 위한 융자혜택 등을 제공하고 있어 민영 주차장 공급은 확대될 것으로 기대 ? 다만 공영주차장과의 가격 차이로 이용률 차이가 큰 민영주차장의 주차 요금은 상승이 크지 않을 듯 ? 또한 인건비 절감을 위한 설비 및 기술 도입 증가가 예상.이는 부동산 임대료의 전반적인 상승과 함께 비용 부담이 존재할 것으로 보임.다만 무인주차설비 등에 대한 설비투자는 장기적인 측면에서 인건비 감소로 인한 수익성 제고로 이어질 수 있음

Nonethelessprofitabilityisstilldecliningduetoincreasingleaseandequipmentcosts. ▶ Small and midsize players dominate the market due to low entry barriers, but potential entrants are many ? Therearealargenumberoflocalrealtorsandindividualowners,butthespacesavailablefor themaresmall. ? Manyofspacesaremanagedbythelocalgovernmentandbigbuildingmanagedcompanies. ? AlthoughseveralSMBplayersdominatethemarket,overseascompaniesandconglomerate relatedcompanieshaveapotentialtoenterthemarket.Inthatsense,futuremarket competitionwouldbecomesevere. ▶ Market grows by parking shortage, but profitability will not improve significantly ? Parkingspacesupplymeetsonly73%ofthedemand,thereforethesupplyshortagewillbea positivefactorinthemarketgrowth. ? Besides,investmentburdenforparkinggaragesownedbythelocalgovernment,diminished parkingspacesonthestreet,considerationofeffectivewaytofacilitatebuildingattached parkingspacesandinterestratediscountsforindividualownerwillacceleratethegrowth. ?
